Soft Washing is a cleaning method that uses a chemical treatment to clean the exterior of your home or property. Our soft washing system produces roughly 7 gallons per minute at 100 psi which means that there is a high volume of solution being applied at a pressure similar to your garden hose. This method is not only safer and more effective than pressure washing but it is also faster too. KelleyProperty Care, LLC. uses soft washing to clean roofs and exteriors of homes and properties without damaging roofing material or siding. The risks involved with pressure washing roofing and siding is that it can damage the underlying foundation and cause premature failure. For roofing especially, pressure washing can blow off shingles and shingle aggregate. The ultimate reason why pressure washing is not an effective way to clean the exterior of your property is because itis simply cleaning the surface of mold and mildew but it is NOT killing the mold or mildew at its core. This can only be done using the appropriate solutions – without them you will have mold or mildew back in a relatively short period of time.

For most organic growth such as mold, mildew, or algae we use 12.5% Sodium Hypochlorite. For most non-organic cleanings such as oil stains, grease, tire marks or other commonly found stains on concrete, we use a mix of chemicals varying from Sodium Hydroxide to a product called F9. There a plethora of chemicals to use for varying circumstances and it would be quite a long list if we were to name them all here. Kelley Property Care, LLC. uses chemicals to clean your home or building’s exterior surfaces. The chemicals we use have a high Sodium content which can shock the plants because of the high salt content. We remedy this by soaking all landscaping and plants heavily with water before and after the cleaning of the house or building. Prior to starting the actual cleaning of the property, we apply a Dawn dish soap and water mixture to the landscaping and plants to form a “barrier” between the plants and chemicals. While we are cleaning the property, we will continually be rinsing the landscaping and plants with water to ensure that the chemicals cannot set into the roots or have a chance to dry on the surface of any plants. While we take every possible precaution to avoid harming any landscaping, there are some plants such as Japanese Maples, Emerald Gem, and Ming Aralia that do not respond well to the chemicals. Our suggestion would be to continue watering these plants for a few days after Kelley Property Care, LLC. has serviced your property.

Kelley Property Care, LLC. offers a workmanship guarantee that if you are not satisfied with our service, we will come back out to your property free of charge and re-address whatever it is that you are not satisfied with. Because of the nature of the business and the fact that we are dealing with organically growing organisms, it is impossible to tell how long your property will stay clean after our servicing. A general rule of thumb is that your property should be cleaned at least once a year (at a minimum) to ensure organic growth doesn’t begin. We offer maintenance plans to keep your property looking great throughout the year.

The only thing that we ask you to do is clear off any patio furniture or move any furniture away from windows that you intend to have cleaned. If you are having your house or roof washed in the midst of the summer heat, we ask that you water your plants the night before or the morning of the service. This is only out of courtesy but is not required. We will handle the rest!

On most one story houses around 2500 sq. ft. it takes about 1-2 hours to clean windows. 1-2 hours to do a house wash. 1-3 hours to clean a roof. 4-6 hours to restore a roof. 30 minutes – 1 hour to clean gutters. For larger houses add 1-3 hours per service. Most houses that choose to have their entire property cleaned usually take 6-8 hours.

Gutter Cleaning is the removal of any debris in the tracks of your gutters or downspouts. This is to provide proper water flow away from the house and to maintain the structural integrity of your gutters and roof. Kelley Property Care, LLC. will also caulk any areas on the gutter that may have a leak using Flex Seal. Gutter Brightening is a way to remove the black streaks known as tiger striping from the face of your gutters. This treatment also removes oxidation and any discoloration from the face of your gutters. Kelley Property Care, LLC. uses a chemical treatment applied via brush directly to your gutters and manually scrubbed to remove any organic growth. This treatment is followed by a rinse and leaves your gutters looking great. *These are two separate services.

Yes. If water needs to be delivered to these locations, we will charge a transport fee for hauling water to your location.

Yes. We can carry 500 gallons of water to your site should you not have water access. We charge a transport fee of 10% of the job value for any location outside the Guadalupe or Comal counties.
